08/02Architectural Control

As a reminder to our residents, if you have any work to be accomplished on your home either by contractors or yourself, you may be required to submit an Architectural review form to the Architectural review committee for review and approval before any work is started.  Our CC&Rs require this procedure and it generally applies to:

  • changes to the exterior of the house  (not interior)
  • new and remodeled landscaping
  • pool installation
  • wrought iron fences

If you are not sure, please contact a board member for clarification.  The form can be found on the web site which you can print/scan/fax or mail to our management company.  The management company will record your request and forward it to the committee.

08/02Resident Services

The Board has received requests over time from our residents about listing resident services on our web site.  Since we now have a new web site, we believe this is the time to establish such a venue.  Resident services are not meant to be a commercial entity that our residents might have.  The resident services we would like to publish are those that some of our teens are involved in to make money during the year   such as babysitting, yard maintenance, snow shoveling, dog walking, house sitting, etc.  Please send an e-mail to the Board if you would like to have an entry on a Resident Service page of the web site.

08/02Posting Signs on Street Poles

Another reminder is the subject of our residents posting signs on the street posts for lost animals, etc.  The Board would appreciate it you not post any material on any of the decorative posts and signs throughout Bonbrook.  Over the years the HOA has spent more than $4000 to repair, paint and maintain these beautiful posts which have been damaged by taping notices to them.  The tape has caused the paint to peel.  Notices eventually fall off and quickly become trash around the neighborhood.  Please e-mail a board member to post your notice on the web site…it is quicker, cleaner and enjoys wide distribution

08/02Mailboxes

During 2007, the Board sent a message regarding mail boxes to Bonbrook residents.   Because mailboxes are so prominent and visual, the Board believes re-issuing this subject is a necessary reminder.

It is recommended that residents that have mailboxes in need of repair/refurbishment consider using our expert contractor, Marty Dillon, to bring the mailboxes back to “life”.  Marty has worked all the Bonbrook decorative sign posts throughout the neighborhood as well as replacement and repair of many of our mailboxes.  We have found Marty’s prices to be very fair and better than competitive whether it is total replacement, re-welding or maintenance of the boxes.  Marty also makes new address plates that are mounted above the box.

One only needs to drive our roads to see the shape of some of the original mailboxes…please consider needed maintenance.

08/02Common Ground

A high percentage of Bonbrook homes border common space wooded areas behind their homes.  Many of these areas are also major drainage areas for the community.  Properly functioning drainage ditches are important to keep residents yards from flooding during storms.  These ditches must not be used for the disposal of yard waste or any other dumping purposes.  Your Board has worked with the City of Brentwood on many occasions to correct subdivision drainage problems that occur due to natural causes (“mother nature”).  We ask our residents to refrain from using these drainage areas as a dumping ground under any circumstances.

You are also reminded that your “lot” means and refers to any plot of land shown upon any recorded subdivision map of the properties and DOES NOT include any common space you might border.  One of the most important jobs your Board has in accordance with the By-Laws of the Bonbrook Homeowners Association CC&Rs is to “cause the Common Area to be maintained”.  Also included in Article VII, Powers and Duties Of The Board Of  Directors, in Section I (a) of the By-Laws is the granting of power to the Board to “adopt and publish rules and regulations governing maintenance and the use of the Common Area and to establish penalties for infraction thereof”.  Your Board asks for your cooperation and would prefer not to have to establish monetary penalties for infractions of the common area usage…..this includes dumping or unauthorized use of the common space.
