A high percentage of Bonbrook homes border common space wooded areas behind their homes. Many of these areas are also major drainage areas for the community. Properly functioning drainage ditches are important to keep residents yards from flooding during storms. These ditches must not be used for the disposal of yard waste or any other dumping purposes. Your Board has worked with the City of Brentwood on many occasions to correct subdivision drainage problems that occur due to natural causes (“mother nature”). We ask our residents to refrain from using these drainage areas as a dumping ground under any circumstances.
You are also reminded that your “lot” means and refers to any plot of land shown upon any recorded subdivision map of the properties and DOES NOT include any common space you might border. One of the most important jobs your Board has in accordance with the By-Laws of the Bonbrook Homeowners Association CC&Rs is to “cause the Common Area to be maintained”. Also included in Article VII, Powers and Duties Of The Board Of Directors, in Section I (a) of the By-Laws is the granting of power to the Board to “adopt and publish rules and regulations governing maintenance and the use of the Common Area and to establish penalties for infraction thereof”. Your Board asks for your cooperation and would prefer not to have to establish monetary penalties for infractions of the common area usage…..this includes dumping or unauthorized use of the common space.
